It is my great pleasure to announce the sale of 419 S. Almont Drive in Beverly Hills. One constant theme that I continually touch upon with each posted sale is that no deal is ever the same and how I learn an incredible amount with every piece of property that I sell. What I found quite interesting in selling this property was that it was very easy to find buyers who wanted to purchase the moment they saw it the house. It was a lovely home at an incredible price. The challenge or “learning experience”, you might ask? LENDING! Having been blessed with many cash buyers over the last few years in the million dollar plus category, I haven’t recently had the pleasure of dealing with the infamous “Jumbo Loan”. A jumbo loan is when a buyer borrowing roughly $625,000 or more. It would make sense that at such a high loan amount, every piece of documentation a prospective borrow submits is going to be highly scrutinized by the banks…and how!!!! It’s amazing how a student loan here or a random lease payment there can throw a cog in the wheel of a deal. When you are looking to take on a sizable loan, it is imperative that you have every piece of documentation ready to go: tax returns, employment verification, employment history, bank statements dating back over a few years, rental payments/leases (if you were previously a lessee), HR ready to go to verify your employment…the list goes on. It’s tedious, but having these items reviewed prior to making an offer will truly save you a lot of stress down the road. With that said, we made it through the process and I couldn’t be happier for the new owners!
