Aside from new construction, there have only been a handful of resale condos as of late that I have really fallen in love with. Most recently, my favorites are the ones that I have either listed or sold. It’s not that I am biased, I am just lucky enough to have clients with amazing taste. V, L, and D that means you!!!
When I saw this property on the MLS, it was love at first site. It had not even been on the market one day when I was pleading with the listing agent to let me preview for a client who needs something ASAP. Often I talk about the Rich Kids aesthetic or style, which to me encapsulates sleek architecture with contemporary fixtures and design. Conversely, there is a side of me that absolutely loves a well done, modern, traditional property. When describing this aesthetic to my clients, I’ll often refer to a listing as having a “Four Seasons Style” decor. My idea of Four Seasons Style translates to a sense of warmth and luxury. The paint colors are creamy, the floors are a subtle shade a dark hardwood, the kitchens are sumptuous with Viking Appliances and tasteful Carrara marble counters. Today’s Hot Prop has all these elements in spades. Aside from the above features, the interior also showcases traditional lighting fixtures, custom built ins, recessed lighting, speakers throughout the unit, plantation shutters, and thick crown moldings. It’s a place you that makes you feel immediately at home when you walk through the door.
The property is located on Hilldale between Doheny and San Vicente just south of Cynthia in the highly desirable Norma Triangle. This is considered to be one of the most prime areas in town with a 5 minute walk to the Sunset Strip, Santa Monica Blvd, and the City of Beverly Hills. The building itself is older, but impeccably kept. There are beautifully sculpted potted plants lining the pathways to the town homes. What’s especially great about this unit is that not only is it a corner with few common walls, but it’s also the only unit with direct access to a pool in the backyard. As an avid swimmer, this scores big points for me! I could see this being a point of contention for potential buyers who do not wish to be so close to the pool. The listing agent who has lived in the building for over 10 years said the pool is not frequently used and it has never been as issue (although every buyer is different and you can’t forecast what will be an annoyance or not).
At $670,000 they are priced to sell. I believe they may have received an offer on the first day, but is showing active so there is still a shot to jump in. There were literally agents waiting in line to get in when I popped by. My prediction is that this won’t stay on the market long. If you are looking for a fantastic unit in a primo location than this is a must see ASAP!
