“Before moving in with your partner, consider these tips to protect yourself financially:

Put both names on the lease. Pierre Calzadilla, a rentals team manager at Trulia.com, a real-estate listings and information resource, says this is a fundamental part of sheltering your finances. Having the lease in both names makes your partner equally liable to pay rent—meaning you won’t get dumped with the costs should you break up.

Look closely at the lease before signing. Like many young couples, you’re looking for a one-bedroom unit. Keep in mind that you may have a hard time breaking the lease should you part ways. In some cases, renters are locked into a lease for the remainder of their contract.

Some landlords and management companies charge a penalty of one extra month’s rent, while others allow you to break the lease if you pay a nominal “move-out fee” and find a tenant to replace you, says Alex Starace, a Zillow contributor and senior blogger for MyFirstApartment.com, an online guide for consumers looking to move.

Draw up a roommate agreement. Agreeing to split the cost of utilities, for example, may be worth laying out in a roommate agreement. In many jurisdictions, as long as an agreement is signed and dated and both parties have copies, Calzadilla says it will hold up in small claims court. However, relationship experts caution that this may make your partner feel like you’re asking for the equivalent of a prenuptial agreement, which can scare some people away.

Put cohabitation on hold (at least until the time is right). While many say it’s a good idea to live with your partner before marriage, some experts, including Fee, disagree. “When I hear couples moving in together [to save money], I cringe,” she says. “Such a commitment should not be financially based. There’s so much more that goes into a healthy, respectful, loving relationship. You don’t want the No. 1 reason you chose a mate to be because that person was a good financial decision.” Fee recommends rooming with a friend if money is tight and waiting until marriage to live together.

Callahan, however, thinks couples don’t have to be on the marriage track if they want to move in together; they just need to be in agreement as to what would happen should they break up. And for those dreaming of wedding bells? “Sometimes people think everything changes when you get married,” says Callahan, “but sometimes everything changes when you move in togetherbefore you get married.”

New Years Eve in London – Trafalgar Square Overlooking The Thames and London Eye

First and foremost, I want to wish everyone a very Happy New Year! I hope it was a nice and relaxing holiday for all! I know I am very excited about what 2013 has in store for all of us. I am pumped and ready to go! Hold on to your hats because this is going to be a long post!

December was a busy month for Rich Kids Real Estate! I have been finding that I have a lot of my clientele have been looking for property both in LA as well as in NYC. On a quest to be able to offer the world on a silver platter to the people I am lucky enough to work with, I opted to take my New York State Broker’s Exam. It required 30 hours of additional course work on top of the 300 plus hours of education I have already accrued as CA State Broker. I literally flew into the city for 2 days to take a proctored class exam for the course work as well as the actual state brokers exam. As I was rushing from downtown to midtown to complete both exams in one day, the woman at the NY Real Estate Institute (realtor school) looked up at me and in all sincerity asked, “Are you on some sort of suicide mission?” Nope! This is just how we roll at Rich Kids Real Estate, we just keep raising the bar (looking like death warmed over and having had little sleep studying, I didn’t really say that but I was thinking it)!  Suffice it to say, I passed both tests on the first time and am now in the process of being a licensed NY State Broker. I believe I may be the only (or one of the very few) dually licensed brokers in Beverly Hills (I would say almost 100% I am the only one for my age). It was the last major goal I had for 2012. I have to say, I am quite excited to have achieved this!

Side note: A lot of agents will call themselves “brokers”, but there is a distinct difference between a real estate agent and a real estate broker. A real estate agent is an independent contractor who can sell real estate under the supervision of a licensed broker. Each real estate office will typically have one real estate broker to approve all documents from agents as well as a back up broker or “associate broker” to assist. Even the biggest top producers in the country are often real estate agents. A real estate broker can open their own real estate office such as Rich Kids Real Estate, hire real estate agents, and collect commissions. An agent cannot do this nor can they directly collect a commission. All commissions must be paid out to an agent via a broker. There also requires a much higher level of course work and testing to become a real estate broker vs. a real estate agent. When you get a broker who sells, you are getting the best of both worlds…that was a subtle personal plug

I am also please to announce the sale of 1400 North Hayworth! With the lack of inventory for investment or “starter” condos in 2012, this was a wonderfully smooth and easy transaction. I also had the opportunity to work with one of my absolute favorite agents in the world. It was an excellent way to wrap up 2012! Congrats to the new buyer and my sincerest gratitude to the sellers for offering the listing to Rich Kids when there were so many other agents up for the job. It means the world to me! For my investors and first time buyers out there, I think we are going to be seeing a more abundent selection of properties in 2013. Sellers are starting to feel comfortable again listing with the knowledge that there are plenty of well qualified buyers out there in all price points looking for homes.
